Responsible for the Facilities Operation for the City of Centennial and all the city Facilities and fleet maintenance. Oversee all Capital improvement projects for new construction and facility growth. The Facility Operations Manager is responsible for the 30,000 sf Municipal building, the 20 acre City Center park and splash pad water park. The City also has a 9.5 acre Public works facility including 14,500 SF of Office, 12,500 SF of maintenance shop and 7,000 Sf storage facility. Working very closely with and manage the General Contractor to coordinate permitting, zoning, fire marshal’s office approvals, while coordinating the electrical, mechanical, fire safety and security sub-contractors.

Duties include the design, RFP, procurement and Project Management of the security system including intrusion, access control, and CCTV monitoring. Responsibilities also include the design, RFP, procurement and Project Management of the building and site signage.

Responsible for Complete creation and design of Pipeline Construction Documents, Alignment Sheets crossing drawings and all related permitting documentation. Using AutoCAD MAP, Civil 3D, Bluesky, and Skyline as a Leading designer on multiple Pipeline projects while determining pipeline routing, and constructability with Project Management and Engineering Team. Managed GIS data using Microsoft Access database, Arc GIS and New Century GIS alignment sheet generator. Working closely with the Bureau of Land Management and Environmental agencies to provide detailed maps and reports showing environmental impact and planned solutions for construction. Coordinated with field construction team to track and direct survey crews as construction progress continued.

Corporate Express (Now Staples) - Design/Construction Project Manager – Nov 2005 – Dec 2008

As the Owners Representative,  review and develop a program plan with executive market President and Vice President to determine facility requirements, head count and space allocation for 300,000 plus Square Foot, twenty million dollar super warehouses. Responsible for Complete design of Architectural background Documents while ensuring building code & ADA compliance, to be provided to the developer for construction.  Responsible for all finish selections to maintain a corporate image while providing a working showroom environment. Complete design and management of the pick to voice wireless system built within each Distribution Center. Close coordination with the furniture division is required on all projects to ensure the furniture has appropriate voice / data and power to energize the furniture systems. 

Work very closely with and manage the developers General Contractor to coordinate permitting, zoning, fire marshals office approvals, while coordinating the electrical, mechanical, fire safety and security sub contractors.

Upon Facility construction completion, my group assists in the move from the existing facility into the new space, working closely with IT and the telecom group. The last phase is to decommission the old building and return it to a lease able condition for the property management company. All ten new buildings that I have completed with Corporate Express have finished on schedule and budget.

Provided full architectural design, and space planning for Quiznos restaurants including creation of full construction documents and bid selection. Managing the design lifecycle and producing the construction documents, for major franchised organizations. Responsible for the selection of contractors and managing 15 new restaurant projects from permitting to final construction.

Creating all certified plat drawings and legal descriptions for final property purchasing. Assisting in assigning workloads and supporting junior staff with technical and survey questions.

Parsons Brinckerhoff -Telecom -Sr. Design and Construction Project Manager –June 2001 to May 2004

Managed the design and construction of large scale structural and Wireless telecommunications projects. Preformed site visits across the USA meeting with contractors for bid walks and pre construction kick off site meetings. As the Construction Project Manager, my responsibilities included scheduling, and coordinating the sub-contractors to ensure all aspects of construction were completed on time and on budget.

Responsible for project and staff management of OSP (Out Side Plant) network engineers, AutoCAD and Microstation designers, and support personnel developed and provided automated IT engineering solutions streamlining processes and field data collection methods. Designed the front end of the site web for publishing engineering drawings on the web. Worked with clients to provide schedule sensitive network engineering and as-build services for long haul backbone systems, city loops, and last mile telecommunication projects, construction oversight, Right-of-Way negotiations and operations. Improved product quality and reduced process time by over 70% by automating the engineering process. Worked with clients to establish company standards and procedures and the application of GIS (Geographic Information Systems) facilities management systems to increase client product quality while providing client cost savings.

 

US West Wireless - Construction Coordinator / GIS Analyst Jan 1996 to June 2000

As a construction coordinator, managed the construction process from pre bid meetings, the selection of the contractor, to the final inspection for new PCS Cell site, and expansion projects.  These processes of cell site construction include, coordinating, scheduling, and overseeing the final quality of the product provided by contractors.

Developed and managed standards for the design of environmentally aesthetic cell phone sites. Produced graphic photo simulations, using AutoCAD Map and 3-D, tied this data into an ESRI Arc view GIS. Designed and produced GIS and Graphic exhibits for the executives to present to the board of directors and zoning hearings. Made available Web pages for the purpose of posting GIS Maps, Photo Simulations, and other Engineering Services related Graphics. Designed mounting and construction hardware, as well as managed the production.  Automated project solutions for business clients. Provided set-up, support, automation tools, standards, training, and management to project subs. Assisted in the development of the design and maintenance of the Engineering Services Division’s web site.

 

Electric Field Survey Manager - Mid States EngineeringDec 1993 to Jan 1996

Staffed, trained and managed over 20 personnel. Wrote project standards, interfaced with client, responsible for the on-site project production and Systems support departments. Implemented a regional project tracking database system.  Managed and supported over 30 Pen-Based field laptop computers with Trimble GPS Units using Microstation to collect and draft electric distribution facilities into a full GIS Mapping system. Instilled a winning team atmosphere, automated workflow processes, and drastically reduced project production costs. Developed a design production team that consistently outperformed all other production centers and subs on the project by better than a 4-to-1 ratio measured by cost and volume, and was awarded the highest profitable division in the organization for 2 years.
